The basics
Where is DAMAC Lagoons?
In Dubailand, on the inland side of Dubai. It is a master community of townhouses and villas arranged around a series of swimmable lagoons.
Is DAMAC Lagoons finished or still off-plan?
Both, depending on the cluster. Santorini has handed over and is occupied. Several clusters are handing over now. The remaining clusters are still in construction. That is why the cluster you choose matters more here than in a single-phase community.
How many clusters are there?
Eleven, each themed on a Mediterranean destination: Santorini, Costa Brava, Portofino, Malta, Nice, Marbella, Venice, Morocco, Monte Carlo, Ibiza and Mykonos.
Who is the developer?
DAMAC Properties, one of Dubai’s largest private developers.
What kind of homes are they?
Townhouses and villas rather than apartments. Bedroom counts and built-up areas vary by cluster and unit type.
Are the lagoons really swimmable?
Swimmable water is the organising idea of the community, with beaches and waterside amenity areas. confirm current operating status

Can a foreigner buy in DAMAC Lagoons?
Yes. It sits within a designated freehold area, so any nationality can own the property outright and be registered on the title deed at the Dubai Land Department.
Do I have to be in Dubai to buy?
No. You can buy remotely by appointing someone under a properly attested power of attorney. The POA has to be notarised and legalised in your country and attested in the UAE before it can be used.
What fees do I pay on top of the price?
For a secondary purchase in Dubai, budget roughly 4% to the Dubai Land Department as the transfer fee, agency commission of about 2%, and a trustee office fee. Mortgage buyers pay a separate mortgage registration fee.
Can I get a mortgage as a non-resident?
Yes, though non-residents are generally asked for a larger deposit than residents and the lender list is shorter. Terms vary by bank and by your income documentation.
Does buying here get me a Golden Visa?
The property route to a ten-year Golden Visa requires AED 2 million of property in your own name. On a mortgaged property the Dubai Land Department asks the bank to confirm AED 2 million has actually been paid, not just that the property is worth it — which catches a lot of financed buyers.
What is the difference between buying from DAMAC and buying resale?
Buying from the developer means a payment plan and a unit that may not exist yet. Buying resale means an existing owner, a completed or nearly completed home, a transfer fee, and usually the ability to see exactly what you are getting.
What is an Oqood?
The interim registration of an off-plan unit with the Dubai Land Department, issued before the title deed exists. It is your proof of registered interest until handover.
Costs of ownership
What are the service charges in DAMAC Lagoons?
Service charges in Dubai are set per square foot and approved by RERA, and they are published. confirm the current rate for this community It is the number that decides your real yield, so check it before you model a return.
What else do I pay each year?
Service charges, cooling if it is billed separately, home insurance, and maintenance. Landlords also carry agency letting fees and any void periods.
Is there property tax in Dubai?
There is no annual property tax and no tax on rental income for individuals. The costs that matter are the one-off transfer fee and the ongoing service charge.
Handover and construction
Which clusters have already handed over?
Santorini has handed over. Several other clusters are in handover now, and the newest are still under construction. confirm the current position cluster by cluster
What happens on handover day?
You settle any final payment, the developer issues the handover notice, you inspect the unit and raise a snagging list, then keys and the title deed follow. Inspect properly before you sign the acceptance.
Should I snag the property myself?
Use an independent snagging company. It costs a few thousand dirhams and it is the last moment you have real leverage to get defects fixed at the developer’s cost.
What if my cluster is delayed?
Off-plan projects in Dubai are registered with RERA and buyer funds sit in an escrow account. Delay rights depend on what your sale and purchase agreement says, so read the completion and delay clauses before signing.

How far is it from Downtown Dubai and the airport?

Do I need a car?
Realistically yes. Like most of Dubailand, the community is car-led rather than built around a metro station.
Can I rent in DAMAC Lagoons before buying?
Yes, and in a community this size it is a sensible way to test the location, the commute and the cluster before committing. Availability changes constantly, so ask.
Are short-term rentals allowed?
Holiday-home operation in Dubai requires a DET permit, and individual communities can impose their own restrictions. Check both before you buy for short-let income.
Are pets allowed?
Villa and townhouse communities are generally more accommodating than apartment towers, but the owners association rules govern. confirm community rules

What rental yield can I expect?

Is there oversupply risk in a community this size?
Volume cuts both ways. Thousands of similar homes means genuine comparables and a real exit market, but it also means your unit competes with many near-identical ones. Position, cluster and condition are what separate them.
Which cluster is the best investment?
There is no single answer, and anyone who gives you one without asking your budget, horizon and whether you plan to live in it is selling. The right cluster depends on handover timing, unit type and what you are optimising for.
Can I resell before handover?
Usually yes, subject to the developer’s rules on how much of the price must be paid first and a No Objection Certificate. Check the specific terms in your agreement.

How many bedrooms do the homes have?
