The Cluster Decides the Purchase, Not the Community

People arrive asking whether DAMAC Lagoons is a good buy. It is the wrong question, one level too high.

The community is eleven clusters released at different times, and the cluster you choose decides your architecture, your unit type, your handover date and, in practice, your price. Two homes with the same bedroom count in different clusters are not the same purchase.

The four things that separate them

Handover stage. The most consequential difference. A handed-over cluster can be inspected, rented immediately and valued against real transactions. A cluster still building cannot be any of those things. If you need keys within the year, this alone rules several in or out.

Unit mix. Bedroom counts and built-up areas vary between clusters, and the same headline number can mean quite different layouts. A four-bedroom in one cluster may have a materially different footprint from a four-bedroom in another.

Position. Distance to the lagoons and the amenity zones, proximity to entrances and main roads, whether a plot backs onto open space or onto another row of houses. Within a single cluster this is often worth more than the specification.

Character. Each cluster is themed on a Mediterranean destination, and the architecture follows. This is the difference people notice first and weight most heavily. It should probably be the one they weight least.

How to actually compare them

Put the theme aside and line up the things that carry money.

For each cluster you are considering, get the handover position, the unit types available, the built-up area for the layout you want, and the service charge per square foot. Then look at what comparable units in that cluster have actually transacted and let for.

Do that across three clusters and the answer usually stops being a matter of taste.

Why nobody publishes this properly

Because it changes, and because keeping it accurate takes site visits rather than a spreadsheet. Most listings repeat the same developer copy for all eleven.
